Toxic Mold Spores affect Health & reduce Investment Value.

Health related issues from mold, mildew, and fungus link to the Sick Home Syndrome, furthermore,
depending on coverage, insurance may not have a duty to investigate, defend, or indemnify
any claim or suit seeking such damages.


Roof systems such as tile serve to protect the waterproofing roll roofing Underlayment from ultraviolet light (U. V.) exposure, therefore, attempting to clean roof tile and/or waterproof deck surfaces using harsh chemicals / detergents / cleaning agents can destroy the waterproofing system. The Underlayment serves as the waterproofing; therefore, cleaning detergents to include certain chemicals used for cleaning can become trapped under the roof tile or roof covering resulting in deteriorating the Underlayment.
   
Roof discoloration: The appearance of mold and/or discoloration on roof surfaces such as concrete and clay tile, asphalt shingles, flat and low pitched (BUR) with rock cap or smooth surface cap sheet, as well as other type roof systems, can be an indication of mold infestation requiring testing by a mold specialist, which may also involve a qualified licensed roofing contractor in order to perform destructive testing involving removing the roof covering, allowing visual spot inspections of the roof substrate sheathing.  

Health officials recommend eliminating all molds from inside the home and/or structure inhabited by humans. Air born (mold particles) produce toxins, Toxic Odors and volatile organic compounds (VOL) released by the organism which continue to affect competing species, including humans, even after the mold itself is dead. Furthermore, Toxic Odors from mold particles are easily inhaled. However, not all types of fungi including some black molds are toxic. Nonetheless, Health officials recommend eliminating all molds from inside the home and/or structure inhabited by humans.

Roofing defects resulting in toxic-mold, personal injury, and property damage lawsuits claims are on the rise. Construction contracts Terms and Conditions reality relates to often containing clauses requiring the property owner to take out insurance to cover the risk of damage to the property, i.e., Owner shall have contractor listed as additional assured on fire and comprehensive insurance policy by means of endorsement or shall furnish waiver of subrogation for fire and those items covered under comprehensive policy including vandalism; or shall purchase separate policy to protect contractors interest. Such clauses can have an unexpected effect on the property owner’s ability to recover compensation for negligence on the part of the contractor. 
There are many varieties of mildew with many variations in growth and appearance, however, Mold growth, which thrive on organic materials such as wood and paper can grow very rapidly resulting in a Sick Home Syndrome that not only affects the structure but can also create Medical Conditions, therefore, property owners should take steps necessary to deprive the mildew of sufficient moisture.

Health related issues from mold, mildew, and fungus relate to the Safe Drinking Water and Toxic Enforcement Act (Proposition 65), therefore, pursuant to that Act,
understand that visual signs of moisture in ceilings and walls can be a red flag for silent and relentless attackers of trapped moisture resulting in discoloration, mold, mildew, and fungus releasing spores and other allergens, which can affect indoor air quality from water intrusion. Visually inspect the ceilings, walls, and floors for stains and/or water intrusion
, because trapped moisture can also cause dry rot damage to the roof sheeting substrate, rafters, fascia, top plates, studs, etc.

Fungus or Fungi is a general term for mold, mildew, mushrooms, yeast, and puffballs. Fungi (Stachybotrys chartarum) reproduced by releasing air born floating spores which can grow on humidity in and around moist objects such as found in the bathroom and kitchen, in closets to include confines of trapped air in the ceiling and wall's and in the attic resulting from water intrusion through the roof, which become trapped under the roof Underlayment, entering through the roof substrate sheeting, which may be visible from moisture stains in the ceiling, under roof eaves as well as through exterior walls and floors from below grade standing moisture, which have poor drainage at the perimeter of an exterior wall.

Toxic Mold produces hazardous byproducts (Mycotoxins) which can affect individuals with asthma and other respiratory problems triggering health problems. Some forms of mold organisms even in small quantities can provoke adverse health reactions in susceptible individuals, ranging from allergic symptoms to infectious diseases to include cancer, birth defects, and reproductive harm.

      Insurance Coverage and Mold Exclusion: Depending on type of coverage, Insurance coverage may have a Mold Exclusion relating to coverage for any loss, damage, cost, claim, expense, bodily injury,  property damage, or medical payments arising from or in any way involving, directly or indirectly, mold fungi, mildew, spores, wet or dry rot, or similar organisms, regardless of cause. Furthermore, (depending on coverage), the insurance company may not have a duty to investigate, defend, or indemnify any claim or suit seeking such damages.
