Old Word Reliable Quality is being replaced by the unskilled and often careless contractor hired for their cheap throw-on product due in part to weakened economy involving Banks, which are ill equipped to handle the onslaught of foreclosures, therefore, are ordering reduced appraisal values, which in turn forces financially strapped sellers and buyers to consider the cheapest contractor for structural renovations; however, as documented throughout this informative site; cheap price reality can relate to construction defects with safety hazards, which we discover almost daily for the projects we inspect.
     
Most failures relate to cheap throw-on-installations, i.e. Roof-over-Roof, (Recover) without changing the roof flashing and the Balcony (Re-coat) over soft spongy surfaces leaving hidden structural defects.

Roofing shoddy workmanship relates to slipped, and stretched tile without mechanical fasteners resulting in Safety Hazards leaving the roof Underlayment exposed to premature decay from U. V. exposure; bucking water flashing, and unresolved dry rot and termite damage leaving a structurally impaired roof substrate.

Balcony shoddy workmanship relates to re-coating using a product, which fails to bond to the original spongy deck waterproofing system installed over termite / dry rot damage leaving a weakened and hazardous deck substrate with structurally impaired floor joist system, railing post dry rot damage, rusted unserviceable edge flashing, defective deck to wall flashing, and/or water intrusion from the often overlooked leaking door threshold flashing; all of which can be hidden under the original deck waterproofing system.
